                       1987).

           Issues:     None identified.   However, rezoning the 4 properties would  leave a
                       small portion of the site to the west (1255 East 10th Avenue) as RT-
                       2.  This property is in the custody of Board of Parks and Recreation
                       and is occupied by the Nanook YMCA Day Care.

     2.    Address:    620 West 45th Avenue          Present Zone:     CD-1

           Issues:     -     achievement   of   maximum   FSR   as    identified   in   the
                             Oakridge/Langara  Policy  Statement  -  are  there  sufficient
                             public benefits?
                       -     location of  principal driveway  adjacent existing development
                             on West 45th Avenue; and
                       -     loss of major trees.

           Proposal:   8-storey   and  4-storey   mixed   residential   and   institutional
                       development.    Maximum  density  2.21  FSR   (0.34  institutional).
                       Maximum height  24.5 m (80  ft.), 268.95 m› (2,894  sq. ft.) Amenity
                       space.

           Issues:     -     2.21   FSR    exceeds   Oakridge/Langara   Policy    Statement
                             recommendation (1.85 max.);
                       -     overall  massing and  bulk along  West 45th  Avenue, including
                             lost view opportunities  from south, shadow impacts along West
                             45th Avenue; and
                       -     overall  circulation  pattern through  lane  (may  be  okay if
                             limited).
