                       -   7,500 sq. ft. of ground-oriented retail use;
                       -   27,000 sq. ft. of office use (floors 2 to 3);
                       -   117 dwelling units (floors 4 to 16);
                       -   1,500 sq. ft. for a Community Crime Prevention Office; and
                       -   184 underground parking spaces.

           Issues:     -   livability issues related to density;
                       -   lack of sufficient on-site open space;
                       -   confirmation  of proforma rationale regarding additional bonussed
                           density of  about 19,000 sq.  ft. in  exchange for 1,500  sq. ft.
                           Community Crime Prevention Office;
                       -   interface with remaining C-2C zoned properties; and
                       -   form of development.
