SUBJECT:	1316 West 11th Avenue -Extension of Combined Development and Building Permit No. DB406652 and Building Permit No. BU407995

RECOMMENDATION

THAT City Council approve extensions of Combined Development and Building Permit No. DB406652 (demolition) and Building Permit No. BU407995 (new construction) until March 16, 2000.

GENERAL MANAGER'S COMMENTS

The General Manager of Community Services RECOMMENDS approval of the foregoing.

POLICY

Article 1.11.5.1 of the Building By-law prohibits the City Building Inspector from granting more than one extension to a Building Permit. Any further extensions can only be approved by City Council.

DISCUSSION

The above permits were issued on July 16, 1998 for the demolition of the existing residential building at 1316 West 11th Avenue and for the construction of a new 12-storey multiple dwelling (58 dwelling units) with 2 levels of underground parking.

The permits were previously extended and will expire on July 16, 1999.

The site has been rezoned to CD-1. Related Development Permit No. DE402493 is valid as long as the Building Permit is active. The Planning Department has no objection to the extension.
