1121 - 1151 Boundary Road - Subdivision and Sale
RECOMMENDATION
A.THAT Council authorize the Manager of Real Estate to apply for re-subdivision of 1121 - 1151 Boundary Road into five single family lots and sell the resultant parcels by tender.
B.THAT Council authorize the Director of Legal Services to execute the subdivision plan on behalf of the City.
COUNCIL POLICY
The Vancouver Charter section 190(b) authorizes Council to dispose of City-owned property deemed to be surplus to the Citys needs.
PURPOSE
The Purpose of this report is to seek Council approval to re-subdivide the City-owned vacant property in the 1100 Block Boundary Road (N.W. Corner of Boundary and William Street) (Appendix A) and to sell the five lots created, by tender.
BACKGROUND
On November 17, 1992 Council approved the marketing of the residential lots in the Charles/Adanac Neighbourhood. At that time the four properties at 1121 - 1151 Boundary Road were not part of the initial marketing due to the existence of one residential dwelling which was rented and the extra large width of one of the lots.
All other lots were subsequently sold.
In July, 1997 the tenant vacated the last remaining dwelling at 1133 Boundary and as per Council Approval of May 12, 1992, the building was then demolished leaving all four lots vacant.
PRESENT SITUATION
The site consists of four lots. Three are approximately 33 ft. x 102 ft. and the fourth one approximately 58 x 102 ft. The zoning is RS1-S (One-family Dwelling District).
It would be more consistent with surrounding properties to re-subdivide these four lots into five equal sized lots of approximately 31½ ft. in width.
The Manager of Real Estate Services RECOMMENDS that Council approve for staff to make a subdivision application to create five lots and to sell these lots by tender.
