Issues: - 2.21 FSR exceeds Oakridge/Langara Policy Statement
recommendation (1.85 max.);
- overall massing and bulk along West 45th Avenue, including
lost view opportunities from south, shadow impacts along West
45th Avenue; and
- overall circulation pattern through lane (may be okay if
limited).
