 SUBJECT:  Extension  of  Combined  Development  and  Building  Permit  Nos.
           JP806750,   JP806751,  JP806752  (for  demolition)  and  Building
           Permit No. BP214363 (for construction)
           1340 West 14th Avenue

 RECOMMENDATION


           THAT  City  Council  approve  a  further  extension  of  Combined
           Development   and  Building   Permit  Nos.   JP806750,  JP806751,
           JP806752  and  Building Permit  No. BP214343  until December  23,
           1995.

 GENERAL MANAGER'S COMMENTS

           The General Manager  of Community Services RECOMMENDS approval of
           the foregoing.

 COUNCIL POLICY

 Article  1.11.5.1 of  the  Building  By-law  prohibits  the  City  Building
 Inspector from granting more than one extension  to a Building Permit.  Any
 further extensions can only be approved by City Council.

 DISCUSSION

 The  proposed construction  is  a thirteen  (13)  storey  multiple dwelling

 containing (12) dwelling units.

 The above permits  were previously extended and  expired on June  23, 1995,
 however,  because the request for extension was  submitted prior to expiry,
 I am prepared to process this request.

 I have  been advised by  the Planning  Department that  related Development
 Permit No. DP210747 has been extended to December 23, 1995.
