Sale of City-owned land located at 620 Cardero Street
A. THAT Council approve the proposed sale of 620 Cardero Street, legally described as Parcel Identifier 018-454-143, Lot 3 Except: Part Dedicated Road on Plan LMP31912 of the Public Harbour of Burrard Inlet Plan LMP12354(the “Lands”), as identified in Appendix A to the Administrative Report dated April 21, 2016, entitled “Sale of City-owned land located at 620 Cardero Street”, to Bosa Properties (1575 West Georgia) Inc. (the “Purchaser”), which is an affiliate company of Bosa Properties Inc. and Arpeg Holdings Ltd. Inc. to include the following terms and conditions:
i. The City to sell the Lands to the Purchaser for a price of s.17(1); and
ii. The sale is subject to the Purchaser consolidating the Lands with their adjoining property at 1575 West Georgia Street;
FURTHER THAT, no legal rights or obligations will arise or be created between the Purchaser and the City unless and until a legally binding Contract of Purchase and Sale is successfully negotiated and executed and delivered by the Purchaser and the City through its authorized signatories.
B. THAT a Council decision to enter into a Contract of Purchase and Sale with the Purchaser will not in any way limit Council or the City and its officials, including the Approving Officer and Director of Planning, in exercising their discretion with respect to any related rezoning or permits.

Approval of Sale of 2175 Chicory Lane, North Vancouver
A. THAT Council authorize the Director of Real Estate Services to accept an offer to purchase real property held by the City of Vancouver as Administrator with Will Annexed of the Estate of Chi Yee Chau, Deceased, at 2175 Chicory Lane, North Vancouver, and legally described as PID: 007-281-943, Lot 23 Blocks 8, 9 and 14 District Lot 764 Plan 17411 (the “Subject Property”), as identified in Appendix A to the Administrative Report dated May 10, 2016, entitled “Approval of Sale of 2175 Chicory Lane, North Vancouver”, and also highlighted in a letter from Nicholas Bester (the “Purchaser”), attached as Appendix B to the Administrative Report, for a purchase price of s.17(1) and enter into a conditional sale contract (a “Sale Contract”), on such terms and conditions as are satisfactory to the City’s Directors of Real Estate and Legal Services.
B. THAT Council authorize the Director of Real Estate Services to execute any further agreements required to effect ‘A’ above;
FURTHER THAT, no legal rights or obligations will arise or be created between Nicholas Bester and the City unless and until a legally binding Contract of Purchase and Sale is successfully negotiated and executed and delivered by Nicholas Bester and the City through its authorized signatories.

Sole source sale of City-owned land located at 3781 West 12th Avenue for consolidation with 3775 West 12th Avenue
THAT Council authorize the Director of Real Estate Services to proceed with a sole source contract of purchase and sale (the “Sale Agreement”) with Shi Chun Ni (“Buyer”) for the sale of the City-owned lands at 3781 West 12th Avenue, as shown on Appendix A to the Administrative Report dated March 15, 2016, entitled “Sole source sale of City-owned land located at 3781 West 12th Avenue for consolidation with 3775 West 12th Avenue”, legally described as PID: 011-733-551, The east 6 feet of Lot 15 of Lot 2 Block 181 District Lot 540 Plan 4221 (the “Subject Property”). Such contract is based on the following terms and conditions:
The City to sell the Subject Property to the Buyer for a price of $420,000 excluding closing costs and taxes (the “Purchase Price”) with funds credited to the Property Endowment Fund “PEF”; and the Sale Agreement is subject to the Subject Property being consolidated with the Buyer’s Property at 3775 West 12th Avenue legally described as PID: 011-733-535, Lot 14 of Lot 2 Block 181 District Lot 540 Plan 4221 (the “Buyer’s Property”);
FURTHER THAT, no legal rights or obligations will arise or be created between the Buyer and the City unless and until all legal documentation is fully executed on terms and conditions that are to the satisfaction of the Directors of Real Estate and Legal Services.
