Appointments to First Shaughnessy Advisory Design Panel

THAT Michael Leckie be appointed to the First Shaughnessy Advisory Design Panel as a representative of the Architectural Institute of British Columbia, term to commence immediately and end December 4, 2016;

FURTHER THAT David Cuan be appointed to the First Shaughnessy Advisory Design Panel, as a representative of Shaughnessy Heights Property Owners’ Association, term to commence immediately and end December 3, 2017.

Lease of City-owned Property located at 1401 Hornby Street to Townline Ventures Howe Street Ltd.


THAT Council authorize the Director of Real Estate Services to negotiate and execute a lease (the “Lease”) with Townline Ventures Howe Street Ltd. (the “Tenant”) for City-owned lands and premises situated at 1401 Hornby Street, as shown on Appendix “A” to the Administrative Report dated February 1, 2016, entitled “Lease of City-owned Property located at 1401 Hornby Street to Townline Ventures Howe Street Ltd.” (the “Subject Property”) and as legally described on Appendix “B” of same report on the following terms and conditions:

Term: Two (2) years commencing as of April 1, 2016.

Area: Rentable Area of approximately 10, 568 sq. ft. including approximately 1,920 sq. ft. of parking area as shown on Appendix “A” to the Administrative Report dated February 1, 2016, entitled “Lease of City-owned Property located at 1401 Hornby Street to Townline Ventures Howe Street Ltd.” (the “Premises”).

Total Rent: A total rent, inclusive of operating costs, of per s.17(1) annum (s.17(1) per sq. ft.) plus applicable GST.

Taxes: No taxes are collected as the property is exempt.

Use: Residential Sales Centre/Display Suites and Construction Office.

Option to Renew: Four (4) options to renew for a further term of three (3) months each on the same terms and conditions.

Termination Clause: The Landlord shall have the right to terminate the Lease, at any time upon giving thirty (30) days prior written notice to the Tenant, provided that such right of early termination shall only be exercised after March 31, 2018.

Other Terms And Conditions: The Lease is to be based on the City’s current standard form of lease for Commercial Tenants. Terms and conditions of the Lease are to be negotiated to the satisfaction of the Directors of Legal and Real Estate Services, it being noted that no legal right or obligation will be created and none arises until the Lease is fully executed by both parties.
