THAT Tamara Vrooman be reappointed to the Vancouver Airport Authority Board of Directors effective May 8, 2014, for another three-year term.

Modification of the Purchase Agreement for the purchase of 18.4 acres of land from Providence Health Care - 1002 Station Street
THAT Council authorize the Acting Director of Real Estate Services to conclude a further amendment to the Third Modification of Purchase Agreement dated May 6, 2011 with Providence Health Care (PHC) for the lands commonly known as Tech Park and located at 1002 Station Street (near Prior Street) and legally described as:

Lease Renewal – between the City of Vancouver and KCC 264 Holdings Ltd. dba Royal LePage City Centre at Unit 204 - 345 Robson Street (Library Square)
THAT Council authorize the Director of Real Estate Services to negotiate and execute a lease renewal (the “Renewal Term”) with KCC 264 Holdings Ltd. dba Royal LePage City Centre (the “Tenant”) for the City owned premises situated at Unit 204 – 345 Robson Street, legally described as PID: 019-023-251, a portion of Lot A except portion in Airspace Plan LMP22595, Block 56, District Lot 541, New Westminster Land District, Plan LMP19600, on the following terms and conditions:
Term: Five (5) years commencing January 1, 2014.Lease Area: Approximately 1,695 square feet.
Minimum Net Rent:
Year 1, s.17(1) per annum s.17(1)/SF), or per s.17(1) month
Year 2, s.17(1) per annum s.17(1)/SF), or per s.17(1) month
Year 3, s.17(1) per annum s.17(1)/SF), or per s.17(1) month

Early Termination: Prior to the expiry of the Renewal Term, the Tenant will have a one-time option to terminate the lease with written notice should

conditions of the lease are to be to the satisfaction of the Directors of Legal Services and Real Estate Services, it being noted that no

Lease of City-owned property at 1009 Kingsway to AJ Multi Store Ltd.
THAT Council authorize the Director of Real Estate Services to negotiate and execute a lease (the “Lease”) with AJ Multi Store Ltd., Inc. No.: BC0996910 (the “Tenant”) for City-owned premises situated at 1009 Kingsway, as shown on Appendix A to the Administrative Report dated March 25, 2014, entitled “Lease of City-owned property at 1009 Kingsway to AJ Multi Store Ltd.”, legally described as a portion of PID 011-951-591, Lot H, Block 64, District Lot 301, Plan 4040, PID 011-951-613, Lot J , Block 64, District Lot 301, Plan 4040 & PID 011-951-621, Lot K, Block 64, District Lot 301, Plan 4040 (the “Subject Property”), on the following terms and conditions:
Term: Five (5) years, starting May 1, 2014 (the “Commencement Date”)
Rentable Area: Unit 1009, approximately 2,725 sq. ft., located on the ground floor of the building (the “Premises”). Rent is based on 2,997 sq. ft. due to 10% gross-up provision in the lease.
Rent: Rent, inclusive of operating costs and property taxes as if levied:
Yr. 1 – s. 17(1) per annum (s. 17(1) psf) plus GST
Yr. 2 - s. 17(1) per annum (s. 17(1) psf) plus GST
Yr. 3-5 - s. 17(1) per annum (s. 17(1) psf) plus GST
Tenant to pay BC Hydro costs.Use: Retail store selling imported clothing, home décor, groceries and related convenience items.
Free Rent &
Fixturing Period: The Landlord shall grant to the Tenant a fixturing period of s. 17(1) (the “Fixturing Period”) to begin upon the Commencement Date, during which time no rent or BC Hydro charges shall be owed by the Tenant. The Landlord shall also grant to the Tenant an additional s. 17(1) of free rent in lieu of tenant improvement allowances, to begin upon the expiration of the Fixturing Period, during which time no rent or BC Hydro charges shall be owed by the Tenant.Option to Renew: One option to renew for a further term of 1 year on the same terms and conditions except rent, which is to be negotiated at the then current market rates.
Other Terms &
Conditions: 18 Month Termination Clause – following the 24th month of the Term, the Landlord may terminate the lease with 18 months written notice.The Lease is to be provided on the City’s current Standard Form of Lease for Commercial Tenants. Terms and conditions of the Lease are to be drawn to the satisfaction of the Directors of Legal and Real Estate Services, it being noted that no legal rights or obligations shall be created and none shall arise until the Lease is fully executed by both parties.
