Access and Inclusion Awards 2012
THAT Council approve the following recipients for the 2012 Access and Inclusion Awards:
• Computer Comfort Program, Neil Squire Society: ‘Organization’ Award
• The Cleaning Solution: ‘Organization Honourable Mention’ Award
• Paul Gauthier: ‘Individual’ Award
• Kim Calsaferri: ‘Individual Honourable Mention’ Award.

Lease at 1696 West 5th Avenue – The City of Vancouver and Canadoma Trading Co.
THAT Council authorize the Director of Real Estate Services to negotiate and execute a lease with Canadoma Trading Ltd. for the City owned premises located at 1696 West 5th Avenue, legally described as Parcel Identifier: 013-698-206 & 013-698-222, Lot 1 & 2 Block 269 District Lot 526 Plan 590 (see Appendix “A” of the Administrative Report dated April 18, 2012, entitled “Lease at 1696 West 5th Avenue – The City of Vancouver and Canadoma Trading Co.”), on the following terms and conditions:
Term: five (5) years commencing August 1, 2012
Rent as follows:
s. 17(1) (d) (e) & (f) and s. 21(1)
Permitted Use: Vehicle detailing and ancillary office use
Leaseable Area: 11,953 square feet
Early Termination: Both the Landlord and Tenant may terminate this lease upon giving twelve (12) months prior written notice of such termination, as provided in Section 1.2 of this lease. There will be no compensation provided.
Other Terms and Conditions: Such other terms and conditions of the lease to be drawn to the satisfaction of the Directors of Legal Services and Real Estate Services, it being noted that no legal rights or obligations shall arise or be created until the lease document is fully executed by both parties.
Rent to be credited to the Property Endowment Fund (PEF).

Sub-Lease of City-owned property situated at 1721 Main Street to Y. Young Medicine Mart Inc.
THAT Council authorize the Director of Real Estate Services to negotiate and execute a sub-lease to Y. Young Medicine Mart Inc. for the City-owned property situated at 1721 Main Street, legally known as PID 027-877-108, Lot A, Block 7, District Lot 200A, Group 2, New Westminster District, Plan BCP40600, on the following general terms and conditions:
Term: Ten (10) years commencing June 1, 2012.
Area: Rentable area of 1,303 square feet.
Rent: Rent, inclusive of an amount in lieu of property taxes and operating costs, is set as follows:
s. 17(1) (d) (e) & (f) and s. 21(1)
Fixturing Period:
The tenant will receive a two month fixturing period in order to complete its tenant improvements.Free Rent:
The tenant will receive five months free rent s. 17(1) (d) (e) & (f) and s. 21(1) following the fixturing period as a tenant inducement.Improvement Allowance:
Not applicable, as the tenant requested five months free rent in lieu of an improvement allowance to assist with tenant fixturing.Option to Renew:
One – five (5) year option to renew on the same terms and conditions save and except rent, which is to be negotiated at market rates.Parking: The rent will include one (1) parking stall for the exclusive use of the tenant.
Use: The premises are to be used as a wellness centre including pharmacy and vitamin store.
Other Terms:
The Lease is to be provided on the City’s Standard Sublease Agreement, drawn to the satisfaction of the Directors of Legal and Real Estate Services, it being noted that no legal right or obligation is created and none shall arise until the sublease document is fully executed by both parties.Rent to be credited to the Property Endowment Fund (“PEF”).
