Proposal:
· 28 ground oriented three-level townhouses including partially below-ground parking within each unit
· FSR of 0.827
· 40 parking spaces including 16 tandem spaces and 3 visitor spaces (Engineering OK with the tandem spaces)
· existing significant trees and perimeter stone wall to be retained and enhanced
· vacant former St. Vincent's care facility to be demolished
· Pre-application open house was very quiet. No concerns so far.

Applicable Plans, Policies and Guidelines:
· CityPlan Rezoning Policy - Before and During Neighbourhood Visioning - Policy 4(c) -applications will be considered for projects focusing on "...reuse of public or non-profit institutional, cultural, recreational, utility, or public authority uses".
· site located within Arbutus Ridge/Kerrisdale/Shaughnessy where visioning is underway

Issues:
· A site assembly/pending rezoning application on the neighbouring properties for a Neighbourhood Housing Demonstration Project may cause confusion as the policy context for the two proposals would be different.
