Proposal:

· Increase the maximum floor area by approximately 52,600 sq. ft. through a transfer of density from a site across the street at 1178-1196 West Pender St., the additional density to be utilized as described below;
· The commercial podium/base of the proposed tower (DE 408162 now in process) will be enlarged with retail/office floor area increased from 18,087 sq. ft. to 52,600 sq. ft. (an increase of 34,513 sq. ft.), and providing a large-floorplate retail space;
· The residential floor area would be increased from 197,514 sq. ft. to 215,602 sq. ft. (an increase of 18,088 sq. ft.), adding 3 storeys, from 34 floors to 37, and increasing tower height from 102.4 m (336 ft.) to 113.4 m (372 ft.);
· 6-7 ground-oriented townhouses are proposed fronting Melville Street;
· Proposal will realize DD commercial capacity, on a site that can better accommodate a large-floorplate commercial anchor, on Bute Street, facilitating its emergence as a shopping street for the surrounding neighbourhood;
· Proposal will also facilitate child care at 1178-1196 West Pender St.
