Proposal:

· Restore and designate the "A" listed Ceperely Rounsfell Building (former Mineral Museum) at 848 W. Hastings, including its two-storey interior, and restore and designate the facade of the "B" listed Chamber of Mines building at 840 W. Hastings. with replication of interior to a depth of 60 ft. Total space in heritage buildings is 6,566 sq. ft.
· Develop a 37-storey mixed-use tower with 11 floors of commercial incl. retail at grade (86,639 sq. ft. and FSR 6.95) and 26 floors of residential (177,690 sq. ft. and FSR 14.2).
· Total FSR of 21.21 (264,329 sq. ft. on 12,480 sq. ft. site). This is an increase of 176,969 sq. ft., or 202.6 % over the maximum of 7.0 in this DD sub-area.
· Building height of 376 ft. is proposed (which is also the view corridor limit) in a area where the maximum is 300 ft.
· Proposed high level of sustainable development (LEED Gold).
· Proposed public benefits: on-site heritage density bonus, importation of heritage density, and additional CAC as may be negotiated.
