Proposal:
· to amend the CD-1 pertaining to sub-area A to permit a 3 storey, non-market rental, congregate housing for seniors containing 62 units on the west portion of this site and a 3 ½ storey, non-profit, market rental, congregate housing for seniors containing 43 units on the south portion of the site.
· specific amendments include:
- adding congregate housing as a permitted use in sub-area A;
- increasing the density from 1.25 to 1.43 FSR for sub-area A;
- increasing the height from 10.5 m to 12.2 m along the west side of the site and from 12.8 m to 13.2 m along the south side of the site;
- relaxing the setback along Clarendon from 6.0 m to 0.3 m for porte cochere, fences, access and manoeuvring.Applicable Plans, Policies and Guidelines:
