Industrial Uses

Office Uses

· general office (excluding accountants, lawyers, notary public, real estate, advertising, insurance, travel agencies) is a conditional use and requires special approval
· FSR of 1.0, up to a maximum of 33_% of total floorspace

· no change for office uses

Retail Uses

· ancillary uses only, to a maximum of 1,000 m² (10,764 ft²) and a maximum of 33_% of total floorspace
· retail stores are a conditional use and generally not permitted except with special approval

· owner-initiated CD-1 rezonings for `big-box' type retail such as: furniture, appliances, auto-related, carpets, home improvement products
· FSR of 0.6 maximum with a minimum retail floor area of 929 m² (10,000 ft²) subject to achieving appropriate site access, managing traffic impacts, landscaping and urban design
· height limit of 12.2 m (40 ft.) conditionally relaxable to 18.3 m (60 ft.) for mixed use buildings (eg. retail at grade and industrial use above)
· existing conditions for ancillary uses apply

Institutional, Cultural, Recreational

· uses such as churches, halls, funeral homes, recreational facilities are conditional uses and usually not permitted, except with special approval

· conditionally permit some of these uses subject to guidelines for Institutional, Cultural and Recreational Uses
· FSR of 1.0 maximum
· height limit of 18.3 m (60 ft)
