SUBJECT:

7400 Oak Street
Extension of Building Permit

RECOMMENDATION

GENERAL MANAGER'S COMMENTS

COUNCIL POLICY

Article 1A.7.5.1 of the Building By-law prohibits the Chief Building Official from granting more than one extension to a Building Permit. Any further extensions can only be approved by Council.

DISCUSSION

Building Permit No. BU406876 was issued May 28, 1998 for the construction of a residential complex at 7400 Oak Street, consisting of two multiple dwelling buildings containing 64 dwelling units, 16 townhouse buildings containing 58 dwelling units and the alteration and conversion of the existing Heritage `A' building to provide six dwelling units. There are 19 related Building Permits for the construction of 19 proposed buildings on the site.

The permits were previously extended by Council and will expire on May 28, 2000.

A recent inspection determined that the site was in a satisfactory condition.

As a new Building By-law (No. 8057) came into effect on November 1, 1999, we are recommending that the permits only be extended on the condition that revised plans are submitted and accepted in accordance with the new By-law prior to the commencement of construction.

There has been no change to the zoning for the property (CD-1). Related Development Permit No. DE401826 has been extended and is valid until June 26, 2001. The Planning Department has no objection to this extension.
